They ran the calculator somewhere else. Then applied there too.
Borrowers start with a number: how much can I borrow, what would the repayments be, will someone like me be accepted. The firm whose calculator and eligibility answers they used first is often the one they apply with. This playbook shows where that first number comes from — and why it's rarely your site.
The short versionLending and mortgage firms usually lose borrowers before any application: calculators on comparison sites set the first number, eligibility questions go unanswered, and evening enquiries wait for the morning. Useful calculators, plain eligibility content and a fast response fix most of it, within the lending and promotion rules that apply.

Why a good firm still loses the borrower
Borrowers don't start with a lender. They start with a number.
Nobody wakes up wanting a lender. They want to know how much they can borrow, what it would cost each month and whether someone in their situation gets accepted. They find that on a comparison site, a portal or a calculator, and whoever gave them the first credible number becomes the obvious place to apply. Rates matter, but the firm that answered the eligibility question clearly is usually the one that gets the call.

Why don't borrowers find our mortgage firm before comparison sites?
“How much can I borrow”, “repayments on a loan of…”, “mortgage with a small deposit” — this is where the decision forms, and portals and comparison sites usually own it. A firm with only a rate table and a contact form isn't in the running. A working calculator and the questions around it give search and assistants something to send people to.

Should a lender explain eligibility criteria online?
For borrowing, “what does it cost” is really two questions: what would I pay, and would I even be accepted. Representative examples cover the first, within the rules. The second goes unanswered on most sites. Plain pages on what lenders typically look at for self-employed, contractor or credit-history situations are what borrowers search and assistants quote.

Why do mortgage enquiries go to another firm?
Borrowers research and enquire after work, often with an offer accepted or a deadline pressing. A callback the next afternoon finds someone who has already started an application elsewhere. Evening enquiries need an immediate acknowledgement, a bookable callback slot and a named adviser, not a queue that starts at nine.

Questions lenders and brokers ask
Straight answers, no sales script.
Straight answers. If yours isn't here, a 30-minute call is the fastest route — no pitch, no deck.
Generally yes, but how rates, costs and examples are shown is tightly governed by the lending and promotion rules in your market. We keep them in one controlled place your compliance team approves, so calculators and guides stay consistent when rates change.
Can our pages tell borrowers whether they'll be accepted?
No page should promise approval. Pages can explain what lenders typically look at, what documents to prepare and which situations need specialist help. That's what borrowers are actually searching for.
Is it worth competing with comparison sites at all?
Not on “best rates” — portals own those. The searches a firm can win are the specific ones around them: borrowing as a contractor, with a gifted deposit, after a gap in employment. That's where we spend the effort.
We're a broker, not a lender. Does this still apply?
Yes, often more so. Brokers win by explaining eligibility and hard-to-place situations, and by answering quickly. Lenders have the extra job of keeping product content consistent across every channel.
How long before we notice a difference?
Evening response and application drop-off fixes can show within weeks. Calculators and eligibility content usually take a few months to rank and be cited. We don't guarantee rankings, applications or completions.
What should we measure instead of leads?
Applications submitted, offers and completions, by source. Cheap leads that never apply look good in a report and cost adviser time. We track the whole path so effort goes where loans actually complete.
Can a mortgage or lending firm advertise on social media?
Yes, within the lending and financial promotion rules in your market. Posts that mention rates, costs or examples usually need specific wording and risk warnings, and must be fair and not misleading — even in a short video. General eligibility explainers carry less risk. Agree templates with compliance once, then post on a steady rhythm without a fresh review every time.
Do we get a free website for our firm?
Yes. Every monthly plan includes a free 5-page website for your firm — fast, AI-readable and yours to keep. It goes live within 48 hours once your plan is active and the launch checklist is done. Your domain, hosting and any paid tools sit outside the offer and stay in your name; online shops and booking systems are quoted separately. What's included
