They needed a warehouse by March. You had a vacancy schedule.
Your deals are larger and rarer than residential, and one missed occupier can be a quarter's fees. Businesses looking for space describe a requirement — size, location, power, loading, lease length — not a listing. This playbook shows how they search, why generic listings miss them and where enquiries stall.
The short versionCommercial property agents lose occupiers because listings describe buildings while occupiers search by requirement, because rent, service charge and lease terms are left “on application”, and because a serious enquiry waits days for particulars. Requirement pages, clear terms guidance and fast routing to the right agent fix most of it.

Why a good firm still loses the occupier
Occupiers don't browse. They screen against a requirement.
A business that needs space arrives with a checklist: size, location, access, loading, power, parking, fit-out, lease length, budget. Someone — often an operations manager, not a property expert — searches with that checklist, screens listings in minutes and contacts the two or three that clearly fit. The audience is small and the deals are large. A listing that hides the facts they screen on, or a firm that takes days to send particulars, loses the deal before a viewing is booked.

Why don't occupiers find our commercial listings?
Occupiers search by need — “small office with parking near the station”, “industrial unit with yard and three-phase power” — while portals list by building. Firms that publish requirement pages and complete listings match the search and give AI assistants something specific to recommend. A one-line listing with a PDF attached matches nothing.

Should commercial agents publish rents online?
Occupiers need to know quickly whether a space is affordable: quoting rent, service charge, property taxes, and the likely lease length and incentives. “On application” sends them to the listing that gave a range. Where figures are confidential, a page explaining how the total occupancy cost is built up still wins the call — and gives assistants something to quote.

Why do commercial property enquiries stall?
A business requirement is often sent to several agents at once, with a decision date attached. The agent who replies the same day with particulars, plans and two viewing times becomes the adviser. One who replies later is usually being compared against a shortlist that has already been made.

Five moves, in the order that pays.
Fix the leaks first, then grow. Scaling a funnel that loses enquiries just spends more to lose more.

Questions commercial agents ask
Straight answers, no sales script.
Straight answers. If yours isn't here, a 30-minute call is the fastest route — no pitch, no deck.
Our market is small. Is search worth it for commercial property?
Yes, precisely because the audience is small. Each occupier who searches is a potentially large deal, and few firms answer their questions properly. You don't need volume; you need to be the clear match for the handful of searches that matter.
Landlords won't let us publish rents. What can we say?
Explain how costs are built up — rent, service charge, local property taxes, insurance, fit-out — and give ranges where the landlord agrees. Occupiers mostly want to know whether it's worth viewing, and a clear guide helps even without figures.
What is a requirement page?
A page written for a type of need, such as “small industrial units with a yard” or “serviced offices near the station”: current options, what to check, typical lease terms and how to enquire. It matches how occupiers search better than a single listing does.
Do occupiers really use AI assistants to find space?
Some do, especially for early research like what a type of space costs or which areas suit a business. Assistants tend to quote pages with clear, specific facts. We can't promise you'll be mentioned, but thin listings rarely are.
Does this help us win landlord instructions too?
Usually. Landlords choosing an agent want to see how their vacancy will be marketed. Dedicated campaign pages, requirement pages and response-time reporting give them evidence rather than a portal link.
How long before a commercial firm notices a difference?
Listing and response fixes can show in enquiry quality within weeks. Deal cycles are long, so completions follow later — usually months. We don't guarantee rankings or lettings.
Does social media matter for commercial property agents?
Yes, mostly LinkedIn and video. Occupiers and their advisers check agents on LinkedIn and forward posts that match a requirement, so post units by size, spec and location. Filmed tours on YouTube save wasted viewings. Only publish rents, yields or availability you can evidence.
Do we get a free website for our firm?
Yes. Every monthly plan includes a free 5-page website for your firm — fast, AI-readable and yours to keep. It goes live within 48 hours once your plan is active and the launch checklist is done. Your domain, hosting and any paid tools sit outside the offer and stay in your name; online shops and booking systems are quoted separately. What's included
