New developments · See it as a buyer does

They typed your development's name. A portal ad came first.

Your hoardings, launch event and brochure all point people to one thing: the development's name. Interested buyers search it, then often land on a portal, a reseller or a rival scheme. This playbook shows where that branded demand leaks, and how to keep the buyer from the first search to the site visit.

The short versionNew developments lose buyers when the scheme's own name is searched and a portal, reseller or rival ad answers first, when price, payment plan and completion stage hide behind “register interest”, and when site-visit requests wait. Defending the name, answering the money questions and booking visits instantly fixes most of it.

Why a good development still loses the buyer

Your marketing builds the name. Someone else answers it.

Hoardings, launch adverts and word of mouth all send buyers to search one thing: the development's name. What they find decides what happens next. If a portal, a reseller promising “best price” or a rival scheme's ad sits above your site, and your site hides prices behind a form, the buyer's first conversation is with someone else. Off-plan buyers then want three answers — price, payment plan, build stage — and a visit they can book today.

Why do portals appear above our development's own website?

Once a development is announced, its name becomes a search term — and portals, resellers and other developers can bid on it. A buyer searching for your own scheme then lands on someone else's page first. A brand campaign, a properly structured site and portal listings that link back to you keep that demand with the developer who created it.

Should a developer publish prices for a new development?

Off-plan buyers want three answers before they visit: the price from for each unit type, how the payment stages work, and where construction has got to. “Register interest for prices” sends them to a reseller who will tell them. A page with current prices, a plain payment-plan explanation and dated build progress wins the visit — and it's what assistants quote.

Why do new development enquiries go cold?

Many buyers visit show flats at weekends and research in the evenings. A WhatsApp on Saturday evening that waits for Monday's sales meeting often finds the buyer visited a rival scheme on Sunday. Site visits need to be bookable instantly, with someone covering messages at the times buyers actually look.

What we'd do about it

Five moves, in the order that pays.

Fix the leaks first, then grow. Scaling a funnel that loses enquiries just spends more to lose more.

Bid on our name?Show prices?Weekend cover?
Why bid on our own development's name if we already rank for it?

Because others can bid on it too. Portals, resellers and other developers often appear above you for your own scheme's name. A brand campaign is usually inexpensive and keeps buyers who saw your hoarding from landing somewhere else first.

Should we publish prices before launch?

Before launch, say what will be published and when, and let people register. Once prices are set, show the price from by unit type and keep it current. Buyers who can't find a number usually ask someone who will give them one.

Can we talk about completion dates and investment returns?

Talk about the construction stage you can evidence, with dated updates. We don't publish promised completion dates, rental yields or returns you can't stand behind, and everything stays within the property advertising rules in your country.

Do resellers and portals help or hurt?

Both. They bring buyers, but they also compete for your scheme's name and own the conversation. Defend the name, make your own site the most complete source and make sure portal listings link back to you.

How should we follow up brochure downloads?

In stages, not with one newsletter: a quick personal reply, then release dates, build progress, payment-plan explanations and a visit invitation. Off-plan buyers often need several touches before they visit.

How long before a development notices a difference?

Brand campaigns and visit booking can change enquiries within days or weeks. Unit-type pages and organic rankings build over months. We don't guarantee rankings or sales.

Which social platforms matter for a new homes development?

Instagram, YouTube and Facebook, with WhatsApp for replies. Buyers search the scheme name and want plans, prices and real progress. Show filmed updates and honest show home tours, and only publish prices, specifications and timelines you can stand behind under your local property advertising rules.

Do we get a free website for our development?

Yes. Every monthly plan includes a free 5-page website for your development — fast, AI-readable and yours to keep. It goes live within 48 hours once your plan is active and the launch checklist is done. Your domain, hosting and any paid tools sit outside the offer and stay in your name; online shops and booking systems are quoted separately. What's included
