They found you by name. Then booked you through an OTA.
Guests discover you on the big booking platforms, and plenty of them then search your property's name — to see more photos, check the area or look for a better price. What they find usually sends them straight back to the platform. This playbook shows how to own your name, answer the price question and win the booking directly.
The short versionHoliday lettings lose direct bookings because OTAs own discovery and, when guests search the property's name, the OTA listing still outranks the owner's own site. Add a total price that's hard to find and pre-booking questions answered hours later, and guests book through the platform. Owning the name, showing the full price and replying fast fix most of it.

Why a good holiday let still loses the direct booking
Guests find you on the platform. Then they search your name.
Many guests first see a holiday let on a large booking platform, filtered by dates, price and how many it sleeps. Plenty of them then search the property's name — to see more photos, read about the area or check whether booking direct is cheaper. If that search returns the platform listing first, then a slow site with a nightly rate and fees hidden until checkout, they go back and book there. Owning the name is what makes direct booking possible at all.

Why does our holiday let's OTA listing outrank our own website?
Once guests know your property's name, they search it. OTAs have strong websites and rank for it easily, so the platform listing often appears above your own site. A site built around the property name, with structured details, real photos, reviews and a fast booking page, gives you a fair chance at the guests already looking for you.

Should a holiday let show the full price on its own website?
Guests compare the total cost for their dates, not nightly rates. If your direct site shows a rate and then adds cleaning, booking fees, a deposit and tax at the last step, the platform that showed the total up front looks more honest — even when it's dearer. Show the full price for real dates early, and say plainly what booking direct includes.

The pre-booking question answered late
Hi, is the cottage dog-friendly? Is it free mid-August?Website · 9:15 pm
Hi! Yes, dogs are welcome. Would you like to book?Next day · 2:40 pm
Sorry, we booked another place last night.3:05 pm
Why do holiday let enquiries not turn into direct bookings?
Guests asking whether dogs are allowed, if there's parking or whether they can check in early are usually holding two or three properties open at once, while the OTA nudges them towards instant booking. A reply the next afternoon often finds the dates already booked somewhere else — frequently through the platform.

Questions holiday let owners ask
Straight answers, no sales script.
Straight answers. If yours isn't here, a 30-minute call is the fastest route — no pitch, no deck.
Usually not. They bring guests who would never have found you. The aim is to make direct booking possible for guests who already know your name, returning guests and people searching the area — so the platform becomes one channel rather than the only one.
Why does the OTA rank above our own site for our property's name?
Platforms have very strong websites and show your property's name prominently. Your own site needs the name clearly in titles and headings, structured details, real photos, reviews and fast pages to compete. It's winnable, but not automatic.
Can we offer a cheaper price for booking direct?
That depends on the terms of the platforms you list with, which vary. Where rate parity applies, you can still add value directly — flexible check-in, a local welcome, a returning-guest perk. We work within whatever your agreements allow.
What should a holiday let website show?
The total price for real dates, live availability, real photos of every room, the area, what's included and cancellation terms. Guests compare against the platform, so anything harder to find on your site is a reason to go back.
Do guests really use AI assistants to plan stays?
Some do, especially for questions like “dog-friendly cottages near the coast”. Assistants tend to quote pages with clear, specific details. We can't promise a mention, but a page that answers those questions is the precondition.
How long before we see more direct bookings?
Price display, reply speed and past-guest emails can show within a season. Ranking for your property name and area takes longer — usually a few months. We don't guarantee rankings or bookings.
Can Instagram help a holiday let win more direct bookings?
Yes. Guests who find you on a booking platform often search your name next. An Instagram profile with real rooms, the area and a direct booking link — plus quick WhatsApp replies — gives them a reason to book with you. Facebook still matters for older guests and families who return each year.
Do we get a free website for our holiday let?
Yes. Every monthly plan includes a free 5-page website for your holiday let — fast, AI-readable and yours to keep. It goes live within 48 hours once your plan is active and the launch checklist is done. Your domain, hosting and any paid tools sit outside the offer and stay in your name; online shops and booking systems are quoted separately. What's included
