The viewing went to the agent who replied in ten minutes.
The portals send you enquiries, and they send the same buyer to three other agents in the same evening. Vendors choose an agent after reading who seems to know the street. This playbook shows where your viewings and valuations actually go — and the ground the portals can't take from you.
The short versionResidential agents lose buyers and vendors because the portal owns the search, the agency publishes no locality knowledge of its own, the “what is my home worth” question gets a form, and viewing requests wait hours. Locality pages, a real valuation path and fast enquiry routing fix this — not more portal spend.

Why a good agency still loses the instruction
Buyers search the portal. Vendors search the agent.
Buyers start on a portal, filter by price and bedrooms, and enquire on four homes in one evening — often with four different agents. Whoever confirms a viewing first usually gets them through the door. Vendors behave differently: they search the area and the agents in it, read reviews, look for someone who clearly knows the street, then invite two or three round. The portal decides who buyers see. Your own locality content and your reply speed decide nearly everything else.

Why do buyers find our listings on portals but never our agency?
Portals rank for every “3 bed house for sale in…” search, and you can't outspend them there. What they can't publish is honest local knowledge: which streets sell quickly, what the commute is really like, where the new school catchment falls. Agencies that write it own the searches portals don't, and give AI assistants something specific to quote.

Should an estate agent explain valuations and fees online?
Vendors search “house prices in” and “how much is my house worth” long before they phone an agent, and they want to know what you charge. An instant online estimate tells them little; a “book a free valuation” form tells them less. A page explaining what moves value on your patch, how your fee works and what the visit involves earns the appointment — and it's what assistants quote.

Why do property portal enquiries go cold?
Portal enquiries arrive in the evening, when buyers are browsing and offices are shut. The same buyer usually enquires on several homes with several agents. The first agent to offer a real viewing time tends to get them; a reply at 10am the next day often finds the Saturday already filled with someone else's viewings.

Questions estate agents ask
Straight answers, no sales script.
Straight answers. If yours isn't here, a 30-minute call is the fastest route — no pitch, no deck.
We pay for portal listings. Why do we need our own site to rank?
Portals bring buyers to listings — and the same buyers to your competitors. Vendors, who bring instructions, research agents and areas directly. Your own locality content and Google profile are where you win them, and they don't disappear if you change portal package.
Can we compete with the portals on Google?
Not for “3 bed house for sale in” searches; they own those. You can compete for the questions they can't answer well: what living on a particular street is like, how an area is selling, which schools and stations matter. That's locality authority.
Should we publish our fees?
Answer the question, even if fees vary by property. Explain how you charge, what's included and what isn't. Vendors comparing agents often rule out the ones who make it hard to find out.
How fast should we reply to a portal enquiry?
As fast as you reasonably can — ideally minutes, during the hours buyers actually browse, which includes evenings. Buyers often enquire with several agents at once, and the first useful reply with a real viewing time tends to win.
Can we publish sold prices and market commentary?
Yes, if it's accurate and drawn from public sold data or your own completed sales, with permission where needed. We don't invent market trends or predict prices, and claims about your results stay within the property advertising rules in your country.
How long before an agency notices a difference?
Reply-time and profile fixes can show in viewings and valuation requests within weeks. Locality content builds over months, depending on how competitive your area is. We don't guarantee rankings or instructions.
Which social platforms matter most for an estate agent?
Instagram and Facebook, with WhatsApp for replies. Buyers watch tours on Instagram, vendors check which agent is active on their street on Facebook and the map, and both reward whoever replies fastest. Only publish prices and sale details you can evidence, and get sellers' consent before showing their home.
Do we get a free website for our agency?
Yes. Every monthly plan includes a free 5-page website for your agency — fast, AI-readable and yours to keep. It goes live within 48 hours once your plan is active and the launch checklist is done. Your domain, hosting and any paid tools sit outside the offer and stay in your name; online shops and booking systems are quoted separately. What's included
