They asked about the paperwork. You sent them a brochure.
Buying land is a large, nervous decision. Buyers want to know exactly where the plot is, who owns it, what can be built on it and whether the paperwork is clean — before they drive out to see it. Few sellers answer any of that online. This playbook shows how to be the one who does, in a market with almost no serious competition.
The short versionLand and plot sellers lose buyers because they're hard to find and verify online, because price, approvals and paperwork are left to a phone call, and because site-visit requests wait. Buyers are cautious and online competition is thin, so a credible local presence, plain answers on documents and costs, and fast replies win the visit.

Why good land still doesn't sell
Land buyers check you before they check the plot.
A plot is a large purchase, often made with the whole family, and there's no building to inspect — just a location, a boundary and paperwork. So buyers check the seller first: can they find the company, see the actual site on a map, read about approvals and get a straight answer on price? Most sellers still rely on classifieds, hoardings and phone calls. A company that answers those questions online, and replies quickly, has very little serious competition.

Why don't plot buyers find or trust our land listings?
Land is searched by place — “plots near the new highway”, “farm land near town” — and the results are usually classifieds and thin portal listings. A seller with a real Google profile, a page per site with the exact location and approval status, and reviews from past buyers stands out in a field with almost no serious competition.

Should a land seller publish plot prices online?
Land buyers want three things before a visit: the price or a range, what approvals the site has, and what documents they'll receive. “Call for price” and silence on paperwork read as risk. A page that states the range, what's included — roads, boundary, utilities — and how a buyer can check documents independently earns the visit and the trust.

Why do land enquiries go cold?
Buyers plan site visits for weekends and holidays, often with family. A WhatsApp asking for the exact location and a Saturday visit that waits for the office to open has usually been answered by another seller — or the family has simply cooled. Visits need booking the same day, with the map pin sent automatically.

Fix the leaks first, then grow. Scaling a funnel that loses enquiries just spends more to lose more.

Questions land sellers ask
Straight answers, no sales script.
Straight answers. If yours isn't here, a 30-minute call is the fastest route — no pitch, no deck.
Buyers in our area don't search online. Why bother?
Many still check online before they visit — the company's name, the site's location, reviews, whether the approvals are real. Even buyers who came from a hoarding or a referral look you up. Being verifiable is what turns that check into a visit.
Should we publish plot prices?
Give a range or a price per plot, and say what's included. Buyers who see “call for price” often assume something is being hidden. Serious buyers tend to prefer sellers who are straightforward from the start.
What can we say about approvals and documents?
State accurately which approvals each site has and which documents a buyer receives, and explain how a buyer can verify them independently. We keep it general and factual, don't give legal advice and never describe an approval you can't show.
Can we show photos or drone footage of the land?
Yes, and you should — of the actual site, dated, with the boundary and access road visible. Stock images of houses or lifestyle photos tend to make cautious buyers more suspicious, not less.
Is anyone really competing for land searches online?
In many local markets, very little. Most listings are thin classifieds and portal ads. That's the opportunity: a credible profile and proper site pages can stand out relatively quickly, though we don't guarantee rankings or sales.
How long before we notice a difference?
Profile, site pages and same-day visit booking can show in enquiry quality within weeks. Land sells slowly, so visits and bookings follow over months. We track visits and bookings, not just clicks.
Which social platforms help sell land and plots?
YouTube, WhatsApp and Facebook. Buyers want to see the plot, the road and the paperwork before they visit, so filmed walk-rounds do more than brochures. WhatsApp carries price lists and visit bookings, and Facebook groups build local trust. Only show approvals and titles you can evidence, and never promise price growth.
Do we get a free website for our company?
Yes. Every monthly plan includes a free 5-page website for your company — fast, AI-readable and yours to keep. It goes live within 48 hours once your plan is active and the launch checklist is done. Your domain, hosting and any paid tools sit outside the offer and stay in your name; online shops and booking systems are quoted separately. What's included
